Market Update!
The Single Family Housing market seems to be catching fire this spring with sales numbers increasing in many areas, and median prices increasing. For an extreme example, an average Housing Price Index Benchmark Single Family home in West Vancouver sold in December 2011 for approximately $1.6 million dollars, and now would sell for --- wait for it, over $2 Million dollars, in fact $2,071,000.00. Ask me about how the HPI works. Most other market areas are changing to a lesser degree. Attached town homes have increased in most, but not all other markets, apartments are more of a mixed bag right now, up in some some areas, and down in others. The Market is technically still in a balanced state overall, mixing all categories, but is sure to change as these spring months roll on. Call me for market stats in your area, I'd be glad to supply them!! Depending on what type of property you're selling, you still may need an aggresive marketing plan if you are thinking of selling. In fact I believe it's the only way to act on behalf of your sellers, aggresively!
The current record low interest rates combined with Housing prices in certain areas remaining soft since last summer, and new motivated sellers entering the marketplace, means buying opportunities are popping up everywhere.
